Access Statement

Entrance to The Greenwood is via a tarmac driveway to the south of the property, directly off the A38. There is a one-way system in force to enable cars to arrive and leave more easily. The exit driveway is in front of the house and exits to the north of the property directly onto the A38. Visitors to the The Greenwood guest house are asked to be aware of other visitors, including children, using the front garden and to limit their speed to 10 miles an hour. The driveway and front of the house are lit at night by halogen lights which are switched off automatically between midnight and 1 am.

There is a small step on to a plinth in front of the main entrance. The door leads into a spacious hall with a shallow flight of stairs to the first floor.

Directly off the hallway is a guest lounge with 3 leather sofas, a table with local information, a bookcase and a 32inch wall-mounted TV. The wooden floor is partly covered with a rug. Games are provided for guest use.

Opposite the lounge is the conference room. In the room is a large conference table, with 10 chairs, a refreshment table and fip chart with easel. There is a rug covering the wooden floorboards in the centre of the room.

The rest of the property is carpeted throughout.

The passage leading to the dining room bends through a right-angle making wheelchair access a little tricky, but not impossible. At this point there is a single step down.

The dining room has low beams and a low ceiling as do some of the doorways in the passages. Guest are advised to be aware to mind their heads in these areas.

To access the ground floor bedroom from the dining room another single step has to be negotiated. Fire doors are in place in the passages. Two of these doors are held open by a magnet which releases automatically when the fire alarm is activated. Other doors are kept shut at all times and are heavy to open.

There are 3 bedrooms on the first floor level with low clearance in the doorways. There are 3 more bedrooms on the first floor accessed by a small flight of stairs.

Dimmed lights are kept on at night in the passages upstairs and downstairs.

Guest are allowed to use the rear entrance to access the car park from the house but are advised that The Greenwood dogs will generally be using this area. The gate to the car park must be kept firmly closed at all times.

The car park is a large tarmac area. Cars may also be parked on the grassed area, the hard-standing and in the paddock to the west of the property. There are 2 sensor lights in the car park area.
